Existing site
The site is a parcel of land along the railway line located close to the station and a park.

One block
A 12 storey extruded block would match the height ofthe building on the other side of the park but the building would create a barrier along the park and appear too large.

Three blocks
The middle element is pushed back creating more public space and expressing the building as a composition of three simple elements, a long block to the north and two smaller blocks to the south.

Lower the middle block
The height of middle block is reduced to breakup the form.

Lower the northern block
The height of the long block is reduced to align more closely to the neighbouring building heights.

Extend the southern block to form a landmark
The south block is increased to become a 30 storey tower. The height responds to its proximity to the train station and forms a landmark for new cross.

Covered Entrances/Spaces
To the south a generous double height covered area is formed alongside the railway underpass which acts as a covered public space. Two recessed secondary entrances are also located along the Street.

Vertical Circulation
Two primary cores are provided, each would have two lifts. Two secondary staircases are also provided to ensure that each block has two means of escape at the upper levels.

Materials
Using one material creates a unified visual language, helping the project read as a single, coherent composition. In this case pigmented red concrete panels are proposed. They can be prefabricated and systematised.

Fenestration
A simple gridded elevation responds to the internal arrangements creating an ordered and generous facade.

Horizontal Banding
To help break up the building and provide interest a horizontal projecting band is introduced at each level.

Winter Gardens
Shared spaces and external terraces are introduced on the south elevation. The facade is modulated to create 4.5m floors to floor modules, reducing the overall appearance of height from the station.

Concave Banding
To help soften the short ends of the building a subtle concave band is introduced. This subtle curve is accentuated when repeated over the height of the tower creating an interesting effect.

Roof Terraces
Roof top terraces soften the appearance of the building and create a variety of areas for tenants to spend time outside.

Public realm
The proposal introduces a continuous public realm strategy that strengthens pedestrian connectivity. A widened pavement and shared surface prioritise pedestrians while accommodating tree planting, seating and spill-out activity from a café at ground level, creating an active and welcoming frontage. The route extends into the tunnel, which is enhanced through improved lighting.


